A: Dear Tennessee Seller/Buyer -
My advice is to either have someone like me interview Realtors in your area and refer you to the agent after I?ve interviewed them, or find at least 3 Realtors in your area and interview them yourself.
Option 1: Ask a Realtor like me to find you a Realtor. The benefit here is that I would remain available to you for second opinions and as a sounding board. The downside is that you would have to trust my ability to determine your needs and successfully interview candidates.
Option 2: You get to meet and interview agents yourself and make a decision with first-hand information. The downside is that you have to take the time to do it and figure out ?how? to determine which agent will deliver. You can use this website?s tab at the top of the page [Find REALTOR] to begin the process.
Either way you go, I strongly suggest reading a book called ?100 Questions Every First-Time Home Buyer Should Ask? by Ilyce R. Glink, ISBN 1-4000-8197-1. It will set you up to ask fantastic questions to determine which Realtor is right for you.
In response to your question about Brokers vs Agents, I recommend a Realtor. Realtors, like myself, voluntarily agree to abide by a stricter code of ethics than even the law requires. It makes sense to choose someone who is comfortable abiding by stricter ethics and it does not cost you more to have a Realtor over a Broker/Agent. Both Brokers and Agents can become Realtors.
As for whether a broker is better than an agent, I say, ?No.? Either one is fine. Brokers are the ultimate boss. Agents must work ?under? a broker?s guidance. Some brokers are highly involved with each agent and others are not. Some brokers choose to work under a broker (like agents do) because they do not want to start their own firm.
I?ve seen great brokers who work hard and deliver great service and I?ve seen great agents who do the same thing. In my experience, you should not exclude agents. Most real estate professionals are agents, by the way. Only about 10-20% take the test to be called a Broker.

A: Dear Pleasant View- Like Attorneys, Bankers and even Presidents?there are the good ones?and then there is the OTHER kind! I regret you had a poor experience with your last agent.
Brokers are often absorbed in the operation of the administration and management of their Real Estate company and may not be your best source or even available.
You may find your best Realtor by watching for the most advertised agents and THEN interviewing them by phone to get a handle on their work ethic. Be sure to look for a SMART agent as well?Real Estate is not rocket science and the basics to selling a home are Presentation, Price and Promotion!
