Q: Hello, my name is Gabriela, I?m from Puerto Rico. This July I?ll start working in Michigan. I?m planning on going house hunting to Michigan during the first week of April. This trip will be a big investment and I?m not sure that with the online browsing I?ll be able to take a look at all my options. This is the reason I?m considering hiring a Realtor.. but I have no idea how much this would cost me. Any ideas?

A: Great question! When you hire a buyer broker, for the most part, you do not pay the Realtor?s fee! Realtor fees are paid by the sellers of properties. The fee then is divided between the seller?s broker and the buyer?s broker. You definitely want to hire a buyer?s agent. That way you know that the agent is working in favor of your interests, not the seller?s. Only in very few situations would you be responsible for paying your Realtor?s fee. One is if you decided to buy a for sale by owner property. Another is if the seller is paying a reduced fee, you may have to make up the difference. This is all discussed with the Realtor before you sign on. Good luck!

A: At any given time most rentals are available now or in about 30 days. I would contact agents but if you found a property, be prepared to start renting it soon or lose it. Few will wait until July. Best bet is to wait until late May or June to start your search.
